WHAT TO EXPECT

WHAT WE DO

  • An initial set up call within 1 hour of receiving your file to confirm all details of the loan

  • Create and send initial disclosure package in compliance with state, federal and lender guidelines

  • Request fees from Escrow/Title

  • Review initial application documentation from borrowers and warn LO of potential issues

  • Constant review of timelines to ensure your loan is scheduled to close on time

  • Order all appraisal, credit supplements, verification of employment, title work, homeowner's insurance, etc as required by the loan

  • Be courteous and respectful to you and your clients at all times

  • Give you the most up to date information on your file(s) through weekly updates

  • Review conditions from the lender and update you on items needed by the borrower

  • Request, receive, review and submit all conditions prior to doc/funding

  • Order closing papers and assist in closing coordination

  • Prepare all parties for items needed at closing ahead of time

  • Post close QC review to ensure compliance

  • Send final documents for closed loan within 30 days of closing/funding to LO for storage.

Checklist

WHAT YOU DO

  • Order initial credit report and run AUS

  • Ensure the loan is approve/eligible and registered with a lender 

  • Verify the loan fits within the lender guidelines prior to sending to BrightDoor

  • Complete Initial Set Up form and send Fannie 3.2 file

  • Approve initial Loan Estimate

  • Responsible for locks, re-locks, extensions, etc

  • Be available to answer borrower questions related to rate, term and loan product when needed

  • Work as a team player with your processor

  • Be kind and courteous
